Buying a home on the Space Coast means budgeting for property taxes, and Florida’s homestead exemption can meaningfully lower that bill if you know how to claim it.
What the Homestead Exemption Does
- Reduces the taxable value of your primary residence by up to $50,000
- Caps how much your assessed value can increase each year (Save Our Homes)
- Only applies to your primary residence, not rentals or second homes
How to File
You must own and occupy the home as of January 1 and file with the Brevard County Property Appraiser by March 1. Most title companies or your realtor can point you to the right forms.
Why It Matters at Closing
New buyers often don’t inherit the seller’s exemption, so your first year’s tax bill may be higher than what’s estimated at closing. Budget for that adjustment rather than being surprised by it.
