The Case for Resale
Resale homes often sit in established neighborhoods with mature landscaping, shorter commutes to the beach or downtown, and more room to negotiate on price. Lot sizes also tend to be larger in older communities compared to newer developments.
What to Watch For
- New construction: closing timelines, builder incentives, and HOA rules in newer communities
- Resale: the age of the roof, HVAC, and water heater, plus any deferred maintenance
- Both: location relative to work, schools, and flood zones
