PMI vs. MIP: What Mortgage Insurance PMI Florida Buyers Need to Know

House keys, model home, and mortgage documents with a warm coastal sunset view

If you’re shopping for a home on the Space Coast and putting less than 20% down, you’ll almost certainly hear about mortgage insurance. Understanding mortgage insurance PMI Florida buyers face, and how it differs from FHA’s MIP, helps you compare loan options, budget for the true monthly payment, and know when (or if) that extra cost can go away.

Both PMI and MIP protect the lender if a borrower defaults. They are not the same product, though, and the rules for when they start, what they cost, and how long they last are very different.

What Is PMI on a Conventional Loan?

Private mortgage insurance (PMI) applies to most conventional loans when your down payment is under 20%. It is paid as part of your monthly mortgage payment (sometimes with an option for a single upfront premium, depending on the lender and loan program).

PMI does not protect you. It protects the lender. Still, it is often the trade-off that lets Space Coast and Brevard County buyers purchase sooner without waiting to save a full 20% down.

  • Typically required when you put less than 20% down on a conventional loan
  • Usually paid monthly (sometimes other structures are available)
  • Can often be removed once you build enough equity

Exact pricing depends on factors like credit profile, loan-to-value (LTV), and loan type. Your lender quotes the specific amount for your scenario. There is no single statewide rate that applies to every Florida buyer.

How (and When) You Can Drop PMI

One of the biggest advantages of conventional financing is that PMI is often temporary. In many cases, you can request cancellation once your loan balance reaches about 80% of the home’s original value (roughly 20% equity), assuming you are current on payments and meet the lender’s and investor’s requirements.

Under federal guidelines for many conventional loans, PMI must also be terminated automatically once the LTV reaches 78% based on the original value (about 22% equity), again when the loan is in good standing and other conditions are met. Some situations, such as a higher appraised value after renovations or strong appreciation, may support earlier removal through a new appraisal, but that path is not automatic and must be approved by your servicer.

Keep records, watch your amortization schedule, and ask your loan servicer what documentation they need. Rules can vary by loan and investor, so confirm the process for your specific mortgage rather than assuming a friend or coworker’s experience will match yours.

What Is MIP on an FHA Loan?

FHA loans use Mortgage Insurance Premium (MIP), not PMI. MIP typically includes two parts:

  • Upfront MIP: usually financed into the loan amount at closing
  • Annual MIP: paid in monthly installments as part of your payment

For many newer FHA loans with less than 10% down, annual MIP lasts for the life of the loan. If you put 10% or more down, annual MIP often runs for 11 years, provided the loan meets current program rules. Those rules can change, and individual loan terms matter, so always verify the MIP schedule with your lender before you lock in a program.

Mortgage Insurance PMI Florida Buyers Should Compare Side by Side

Here is a practical way to think about the two products when you are comparing offers in Brevard County:

  • PMI (conventional): usually tied to loans with under 20% down; often removable once you reach roughly 20% equity (with automatic removal commonly at about 22% LTV under qualifying conditions).
  • MIP (FHA): upfront plus annual; for many newer loans with under 10% down, annual MIP stays for the life of the loan; with 10%+ down, it often lasts 11 years.
  • Budget impact: both raise your monthly payment. Model the full payment (principal, interest, taxes, insurance, and mortgage insurance) before you fall in love with a house.
  • Long-term plan: if you expect to refinance, sell, or build equity quickly, conventional PMI may be easier to shed. If you need a lower down payment and FHA fits your credit and property profile, MIP may still be the better overall path even when it lasts longer.

Down payment help can also change the math. Programs that increase your down payment may reduce or avoid mortgage insurance on some loan types. See Down Payment Assistance Programs in Florida for Space Coast-focused options to discuss with your lender.

What Space Coast Buyers Should Do Next

Mortgage insurance is not a reason to panic, and it is not something to ignore. Ask for a clear quote that separates PMI or MIP from the rest of your payment, ask how long it is expected to last, and ask what steps (if any) remove it later. That conversation belongs early in pre-approval, not at the closing table.
