Buying a home is exciting, but before you hand over any money, you need to know exactly what you’re getting. A home inspection is one of the most important steps in the buying process, and knowing what to expect can save you thousands of dollars and a lot of headaches.
What Is a Home Inspection?
A home inspection is a professional evaluation of the property’s condition. A licensed inspector examines the structure, systems, and components of the home and provides a written report of their findings. Most inspections take two to four hours depending on the size of the home.
What Does an Inspector Look At?
- Roof: Age, condition, missing shingles, flashing, and gutters
- Foundation: Cracks, settling, moisture intrusion
- Electrical: Panel condition, wiring, outlets, GFCI protection
- Plumbing: Leaks, water pressure, water heater age and condition
- HVAC: Age, condition, and proper function of heating and cooling systems
- Windows and doors: Sealing, operation, and condition
Florida-Specific Things to Watch For
- Wind mitigation: Florida insurance costs are tied to how well a home withstands wind. Ask about hurricane straps, roof shape, and impact-rated windows.
- Moisture and mold: Florida humidity makes homes susceptible to moisture issues. Look for water intrusion in bathrooms, under sinks, and around windows.
- Termites: A separate WDO inspection is standard in Florida and highly recommended.
- Four-point inspection: Often required by insurance companies for older homes, covering roof, electrical, plumbing, and HVAC.
Should You Skip the Inspection to Win a Bidding War?
In competitive markets, some buyers consider waiving the inspection to make their offer more attractive. This is generally a risky move. There are ways to make a strong offer without giving up this protection entirely.
